#### **LOCATION**

Building F, which is a part of the Mission Rock development, is centrally located and designed to be the focal point of the new neighborhood. The residential tower is envisioned as a social hub and community gathering space, contributing to the vibrancy of the area. The development is situated in a prime location in San Francisco, with convenient access to public spaces, parks, retail and restaurant areas.

#### **ABOUT PROJECT**

Designed by Studio Gang, the tower's architecture reinterprets the typical tower podium, creating a sculpted base that leads up to a stunning mesa-like space with sunny planted terraces, offering unparalleled views of the main public square below. The tower's stepped facade brings a human scale to the building, and the ceramic cladding adds subtle variations in color and profile, further highlighting its unique character.

The tower's floorplates are carved at the corners to create comfortable outdoor terraces that complement San Francisco’s indoor-outdoor lifestyle, maximizing sunlight and minimizing wind, and providing stunning views of the surrounding city and Bay. The tower's top features a lively sky garden where regionally-appropriate plantings attract birds, butterflies, and other pollinators, supporting healthy bio-diversity within the city. Residents can relax, socialize and enjoy stunning skyline views of Oracle Park and the Bay.

Building F features shops and cafés at ground level, adding to the neighborhood's lively public realm. The mesa houses amenity spaces for the entire neighborhood, contributing to the area's vibrancy. The tower's horizontal spandrels alternate in profile, tuning the solar and wind exposure of units to their climate and orientation, while providing stunning views of the surrounding city and Bay. 

In addition to designing Building F, Studio Gang facilitated the collaboration among the architects of the Phase One buildings—Henning Larsen, MVRDV, and WORKac—to transform the industrialized area into a vibrant thoroughfare to a new waterfront park. Mission Rock development is located in a prime location in San Francisco, with easy access to public spaces, parks, retail areas, and restaurants, making it an ideal destination for those seeking a vibrant and thriving community.

The building's innovative take on the classic bay window, a prevalent feature of early San Francisco homes, is applied to a high-rise context, twisting incrementally over the tower's height to provide spectacular views, natural light, fresh air, and unique form and texture. With careful consideration of the building's energy performance and user experience, the bays offer extended habitable spaces and panoramic views of the city, transforming each residence into a corner unit.

To minimize energy consumption and reduce the impact of construction on the neighborhood, MIRA's sophisticated curtain wall facade system allows for the bays to be fixed to a recurring structural slab from inside the building, eliminating the need for a tower crane on-site. The inventive bays, delivering a 51% opaque high-performance facade, provide incomparable 180-degree views for all units. MIRA's exceptional VRF cooling system significantly exceeds California Title 24 energy standards in combination with the state-of-the-art graywater harvesting system, green roofs, and high-efficiency fixtures, qualifying the project for LEED Gold certification.
